Should I consider short selling my house?

What are the pros and cons of short selling my house

Short sales happen when you want to sell your house and you owe more than it is worth. The first step would be to see if that is even true. Call us at RCP for a free valuation of your real estate. If you do in fact owe more than your home is worth, here’s how the process generally works, and keep in mind that all banks are different and can vary and laws may change.

1. First thing is to get an offer on your house. We list your property and distribute it to our network of investors. We will get you an offer!
2. Gather all the financial information the bank will want to see in order to qualify you as a short sale candidate.
3. Submit the offer and all documentation to the bank.
4. We work with the bank vigorously to gather info, submit documents, sign forms, and just keep the process moving.
5. The bank reviews your financial status and orders the appraisal.
6. Once all the information has been reviewed and submitted, hopefully the bank gives the approval and we proceed with closing like any other transaction.

Now, this is a brief overview and many different things can be required from the bank. Buying Arizona Land or Arizona Lots

In Arizona, most of the state land is owned by the government. The small percentage of Arizona land and Arizona lots that are privately owned are broken down into a few different types. Here is some verbiage you should know:

Raw acreage- No utilities like city water or wells, sewer, electricity. The ability to bring the utilities to the property may be close by, but is not currently on the property.

Off the grid- No availability to connect to the electrical grid. You’ll need solar, wind, or hydro power. These properties usually do not have sewer or water unless a well has been drilled.

Land locked Acreage-These types of properties have no legal access. Zoning does not allow you to create these types of properties anymore, however, some still exist and you will need to be aware.

Utility Accessible acreage- These properties don’t currently have utilities, however, they are close by.

Improved lots- These usually have been graded and have a road, as well as utilities, on the lot. Often times, they are part of a subdivision or master planned community. These can be ready for custom homes or some allow only tract type homes.

There is no shortage of bank owned homes in Arizona. The bank will increase and decrease their inventory of homes by foreclosing on homes or by selling the homes they have foreclosed upon. The standard for bank owned homes in Arizona used to be that they were mostly in bad condition; then the banks realized that they could recoup more by doing some small repairs, i.e. paint and carpet. Now, it really just depends on the market as to whether they will make repairs on any bank owned homes in Arizona. The Arizona foreclosure listings inventory also ebbs and flows with the market depending on conditions. The banks’ inventory of foreclosure listings in Arizona has been, at times, the predominant listing type. This creates a less than ideal market of vacant houses for neighborhoods and HOAs. However, on the flip side, as a buyer these vacant houses of Arizona foreclosure listings are very easy to show. It is easier to spot issues when you don’t have to navigate furniture and personal belongings.
